Properties

Properties: farms and land for sale

Large estates and lots to live on or build, in Aysén Patagonia.

Fourteen properties in Aysén Patagonia

The portfolio runs through Aysén from north to south: Coyhaique, Villa Cerro Castillo, Puerto Ingeniero Ibáñez, Lake General Carrera, Puerto Río Tranquilo, Puerto Bertrand, Lake Cochrane and the area south of Cochrane.

These are fourteen properties from 0.5 to 280 hectares, most with river, lake or lagoon frontage, each with the records its brochure declares. Two are reached by water: the Río Vargas and Río Baker estate, from a public pier, and the Lago Azul plot, by water or by helicopter.

The nSur portfolio runs through Aysén along Route 7 and the Carretera Austral: Coyhaique, Villa Cerro Castillo, Puerto Ingeniero Ibáñez, Lake General Carrera, Puerto Río Tranquilo, Puerto Bertrand, Lake Cochrane and the area south of Cochrane. It is the axis where connectivity (Balmaceda Airport and public roads passable year-round) coexists with the landscape people come here for. Two properties are also reached by water.

We distinguish between estates and lots because they are different decisions. An estate is bought for its size and for what can be done on it: livestock, conservation, a lodge, a development. A lot is bought for the spot: where the house will sit and what you see from the window.

Frequently asked questions

Properties: farms and land for sale

Can a foreigner buy land in Chilean Patagonia?

Yes. In Chile, property purchase by foreigners does not require residency; a Chilean tax ID (RUT) is needed to register the deed, obtained from the tax authority. Specific restrictions apply to land in border zones, which are reviewed case by case during the title study. We advise in Spanish and English.

What is the difference between an estate and a lot?

In this portfolio, estate refers to large properties, from 28 to 280 hectares, suited to productive use, conservation or tourism development. Lot refers to land of 0.5 to 1.7 hectares, intended for a home, a second residence or a small-scale project. The classification follows what each property brochure states; the two presented as plots (Lago Azul and Río Bertrand) are grouped with the lots by size.

What is the UF and why are some properties priced in it?

The UF, or unidad de fomento, is an inflation-indexed unit published daily by the Central Bank of Chile. It is commonly used in real estate because it preserves the real value of a price over time. We publish each property in the currency its owner declares: CLP or UF.

How do you reach the properties?

Air access is via Balmaceda Airport, near Coyhaique, with daily flights from Santiago. From there you continue along Route 7 or the Carretera Austral, and two properties are also reached by water: the Río Vargas and Río Baker estate, from a public pier, and the Lago Azul plot, by water or by helicopter. Each listing states the access its brochure declares.

Looking for something not on the list?

We work with properties that are not always listed. Tell us what you are looking for (area, waterfront, budget) and we will go through the portfolio with you.
