nSur Propiedades was born from the territory and from a genuine relationship with Patagonia. We do not watch Aysén from afar: we have travelled it, lived it and come to know it through its roads, its rivers, its lakes and, above all, its people.

nSur began with a simple idea: that living in the south can be a way back to what matters. Being in the south is not about occupying a spot on the map; it is a different relationship with time, with nature and with life.
nSur Propiedades is a brokerage of farms and land in the Aysén Region of Chilean Patagonia. We work only here: Coyhaique, Villa Cerro Castillo, Puerto Ingeniero Ibáñez, Lake General Carrera, Puerto Río Tranquilo, Puerto Bertrand, Lake Cochrane and the area south of Cochrane. We accompany the whole transaction: the site visit, the title review, the negotiation and the deed. We advise Chilean and international buyers, in Spanish and English.
What being in the south means
It is waking up to an open landscape, hearing the water, breathing clean air and belonging to a territory shaped by rivers, lakes, lagoons and streams; by vast forests, glaciers, mountains and an extraordinary diversity of flora and fauna. Nature that still keeps its force, its purity and its untamed character.
At nSur we do not simply sell farms and land. We represent properties with identity, history and belonging: places that can spark projects, emotions and a genuine connection with one of the last truly pristine territories on the planet.
For each property we publish what the owner can evidence: area, price, type of access, available services and legal status. When a figure is missing, we say it is missing. Exact location and boundaries are reviewed on site, plan in hand.

Years of fly fishing have taken him along the rivers, lakes, lagoons and streams of Aysén. That is where his close knowledge of the landscape comes from: the access routes and the particulars that make each property unique.

Who are nSur Propiedades?

Which part of Patagonia do they work in?
Only in the Aysén Region, between Coyhaique, Villa Cerro Castillo, Puerto Ingeniero Ibáñez, Lake General Carrera, Puerto Río Tranquilo, Puerto Bertrand, Lake Cochrane and the area south of Cochrane. They hold no portfolio in other regions of Chile.
Why do they work in a single region?
Because the value of a land brokerage lies in knowing the territory closely: the access routes, the roads that close in winter, the shoreline that works and the one that does not. That knowledge cannot be held across several regions at once.
Do they advise international buyers?
Yes, in Spanish and English. A foreigner can buy property in Chile without residency; a Chilean tax ID is needed to register the deed, and specific restrictions apply in border zones, reviewed case by case during the title study.
What do they do beyond showing the property?
They accompany the whole transaction: the site visit, the title review with your lawyer, the negotiation and the deed.
